When you’re investing in a replacement conservatory roof, you want peace of mind that it’s safe, built to last, and fully compliant with Building Regulations. That’s why it matters who designs your roof – and how thoroughly it’s been tested.
Recently, the SupaLite Tiled Roof System successfully passed one of the most rigorous Building Control inspections seen in recent years, carried out by East Devon Building Control. This intensive assessment confirmed that the roof meets all required UK Building Regulations, reinforcing SupaLite’s reputation for quality, safety, and reliability.
This reflects why SupaLite is a trusted choice for both homeowners and installers.
Why is Building Control Important for Homeowners?
Building Control exists to protect homeowners. Their role is to ensure that any structural work on your home is safe, compliant, and fit for purpose.
During this inspection, which involved close collaboration between East Devon Building Control, the SupaLite installer, and our in-house technical department, our SupaLite roof system was examined in detail over a six-month period.
Every aspect was closely assessed and examined – from structural strength and fire safety to insulation performance and moisture resistance. The Building Control officer examined each element of the system, from the performance of the insulation to load paths and collapse-prevention modelling, ensuring the installation matched SupaLite’s exacting standards.
After careful review, the roof was officially approved and awarded a completion certificate.
For homeowners, this means confidence that a SupaLite roof isn’t just compliant – it’s been proven to perform exactly as it should.

Tested for Strength, Safety and Comfort
During the assessment, the roof system was tested against:
- Structural strength – ensuring it can safely handle wind, snow, and everyday loads
- Fire safety – confirming it meets strict fire performance standards
- Thermal efficiency – helping keep your conservatory warm in winter and cool in summer
- Condensation control – reducing the risk of damp and moisture issues
Every element, from insulation to structural components, was reviewed to ensure long-term safety and durability.
Alan Watters, SupaLite’s Technical Director, states:
“This project put the SupaLite system through one of the most thorough compliance reviews we’ve ever experienced. The fact that it passed under such close scrutiny only reinforces what we’ve known all along – our system isn’t just built for performance; it’s built for compliance. This is what sets SupaLite apart in an industry where not every system meets Building Regulations.”
Why Compliance Really Matters
Not all conservatory roof replacements are compliant. Some systems on the market may look similar but don’t always meet current Building Regulations – which can lead to problems later, including structural issues, condensation, and difficulties when selling your home.
Clad overs are one of the most common types of non-compliant installations. A clad over is when an installer tries to pass off an untested basic timber addition, low-grade tiles and plasterboard for a patented, building regulations compliant, tiled roof, ultimately causing harm to both the conservatory and the homeowner.
Rather than replacing the whole conservatory roof, the installer will take out the old polycarbonate sheets, directly fix timber battens to the pre-existing rafters, which are unsuitable to take the additional weight bearing of tiles, and plaster over to mask any potential issues.

While cladding may seem like a cost-effective, easy fix, it comes with serious risks that every homeowner should understand before proceeding. We discuss more about conservatory cladding dangers in our blog.
We recently partnered with one of our SupaLite Premium installers on an insulated tiled roof transformation in Essex. The homeowners had discovered that a clad over system had been installed on their conservatory – causing far more issues than they ever anticipated.
Determined to put things right, we restored the space, giving the homeowners a conservatory they truly loved again. Read all about this transformation in our case study; ‘Clad Over Crisis to a SupaLite Success’.
Choosing a roof system that’s been approved by Building Control helps protect your investment and your property’s value, while ensuring your conservatory is safe and comfortable for everyday living.
A Tiled Roof System Designed to Last
The SupaLite Tiled Roof System is designed to be lightweight yet incredibly strong. Its carefully engineered structure distributes weight efficiently into the existing walls, providing excellent stability.
The SupaLite roof uses a lightweight, aluminium frame, 185mm of humidity-proof insulation, a waterproof membrane and sturdy tiles to create a resilient conservatory that can withstand any weather!
Designed to achieve a u-value of 0.15 W/m2k as standard, with the ability to get down to 0.12 W/m2k, if required – this means that no matter the weather, your conservatory will remain at a comfortable temperature.

Peace of Mind from a Proven System
Passing one of the UK’s toughest Building Control inspections is no small feat. It highlights our commitment to doing things properly – designing roof systems that meet regulations from the very start, rather than trying to make them fit later.
For homeowners, that means reassurance, quality you can trust, and a conservatory roof built to perform for years to come.
If you’re thinking about upgrading your conservatory, choosing a fully building regulations compliant, approved system like SupaLite could make all the difference.
